El Punto is designed with flexibility in mind, making it ideal for a wide range of tenants. The layout allows for modular unit combinations, enabling customization of space according to the unique needs of each tenant.
Ground Floor Customization Options (Left Bulding)
The ground floor is divided into four core rental units:
- Local 1: 30 m²
- Local 2: 30 m²
- Local 3: 30 m²
(this space is prepped to accommodate a commercial kitchen) - Local 4: 30 m²
(Local 4 on the ground floor is envisioned as a premium reception or retail space for the second floor of the left-side building, enhancing its functionality and prestige. However, if needed, a dedicated external access to the second floor can be arranged, offering flexibility for independent use.)
Each unit includes a dedicated sanitary facility (restroom), which can be added or removed based on tenant requirements.
Modular Combinations
Walls between units are designed as soft partitions, meaning they can be easily reconfigured. For example:
- Local 1 + Local 3 can be combined for a total of 60 m².
- Local 1 + Local 2 + Local 3 can be merged into a larger 90 m² space.
- Other combinations are also possible depending on the desired layout.
This flexibility ensures the space can be adapted for various business types, from small offices to larger retail or service operations.
Breezeway & Hidden Garden area.
The Hidden Garden and interior terrace (breezeway) are designed to function as dining areas for a future restaurant tenant. They were designed with an Asian restaurant in mind (Thai, Chinese, Indonesia, etc) or an organic health food restaurant. To utilize these spaces, the restaurant must lease either Local 3 on the ground floor or the entire building on the right, ensuring seamless access and operational flow. The building on the right will be leased as a self-contained 2-story unit, offering a spacious and private layout ideal for a variety of uses. It comes equipped with a built-in private bathroom and shower, providing added comfort and convenience for exclusive tenant use.
